REIG invests in real estate debt via whole loan commercial mortgages and in real estate equity via joint ventures, separate accounts and fund investments.     Primary Responsibilities:
  • Commercial Mortgage Loan Origination - Support Portfolio Managers and Analysts with in depth economic analyses of loan submissions, including:
    • Preparation of analytical spreadsheets and templates
    • Evaluation of major assumptions based upon available historical and market data
    • Sensitivity, breakeven and ?what if? analysis
    • Discounted Cash Flow analysis using Argus or similar DCF models
    • Identification of strengths, weaknesses and risks of proposed transactions
    • Lease reviews and rent roll analysis
    • Research and evaluation of creditworthiness of borrowers and major tenants
    • Portfolio Surveillance ? Assist Portfolio Managers and Analysts in the periodic review of existing loans in the Commercial Mortgage portfolio, including:
      • Analysis of operating statements and rent rolls
      • Analysis of borrower and tenant financial statements
      •  Valuation of the collateral, using both direct cap rates and Argus or similar DCF models
      • Completion of Asset Status Reports which summarize the results and valuation conclusions associated with the surveillance of each loan
  • Present clear and concise verbal and written recommendations to your manager and other members of your production team
  • Begin to develop and maintain a working knowledge of assigned major markets/MSA?s, including (1) strengths and weaknesses, (2) local economic drivers, and (3) historic, current and projected market conditions, trends and statistics
  • Begin to develop relationships with correspondents and other market contacts
  • Be prepared for limited travel within assigned markets
  • Complete special tasks and projects as required by your manager

Qualifications

  • Must have ability to perform assigned tasks and achieve results independently and as a member of a team and consistently meet deadlines and prioritize assignments effectively.
  • Strong verbal and written communication skills are essential as well as the ability to interact effectively and professionally with a wide variety of internal staff as well as external clients and contacts.
  •  Experience Required
    • 0 to 3 years full time work experience.
    • Any equivalent business experience in the field of originating analyzing and underwriting commercial real estate mortgage loans considered a plus
    • Proficiency in Microsoft Office with particular emphasis on Word Excel and PowerPoint is required; while knowledge of or experience with Argus or similar DCF software is a plus 
    • BA/BS required a concentration in real estate or finance preferred

    • Be willing to adhere to the following in order to ensure compliance with Allstate Investments? requirements and policies:
    a)  Provide the Investments Compliance team with a list of investment accounts over which you have significant influence b)  Provide consent through a signed statement allowing Investments Compliance to receive duplicate confirmations of transactions in such accounts c)  Pre-clear through the Pre-Trade Clearing Process any personal security trades as will be further described upon employment.  The Pre-Trade Clearing Process involves a check against a restricted security/issuer list maintained by Investments Compliance based on Allstate Investments? and Allstate?s activities and dealings in the financial markets d)  Answer certain compliance questions regarding any affiliations with investment advisers violations of state or federal securities laws or actions taken against you by securities regulators e)  Annually (and as otherwise required) confirm compliance with the Allstate Code of Ethics and the Allstate Investments Code of Conduct f)  Provide Investments Compliance with a complete report of current securities holdings in which the employee has or acquires any direct or indirect beneficial ownership.  An employee is presumed to be a beneficial owner of securities that are held by his or her immediate ?family members? sharing the individual?s household. Household family members include married or common-law spouses domestic partners partners defined by civil union and resident dependent children
